Benjamin M. Carter Ben Carter is Founder and Chairman of Ben Carter Properties. He is responsible for the business strategy, new business development, site selection, retailer relationships and client partnerships. Carter also oversees the company's performance, operations and portfolio management. Through his vision and leadership, the company has developed over $1.1 billion - and nearly 5 million square feet - in retail and office projects since its inception in 1993, and currently has $2 billion invested in properties in predevelopment or under construction. Throughout Carter's 36 year career, he has been involved with the development of office, retail and industrial properties throughout the Southeast during his tenures at Vantage Companies as general manager of Vantage Southeast and as one of Carter & Associates top sales and leasing producers totaling over $500 million in volume. |

Paisley Boney, IV As Partner and Chief Executive Office, Paisley Boney, IV is responsible for the strategic direction and day-to-day activities of the development, asset management and brokerage divisions of the company. Boney's extensive real estate knowledge provides proper guidance for the company's growth and stability. Boney brings over 25 years of real estate experience in finance, development, leasing, acquisition and investment sales. Prior to forming Ben Carter Properties, Boney was Vice President at Carter & Associates where he was responsible for office investment sales, development and asset management of the Investment Services Division. Before Carter & Associates he served as Senior Vice President and Southwest Regional Manager for Prentiss Properties and was responsible for a 6 million square foot office portfolio. |

Steven Cadranel Steven Cadranel is Partner and President. His responsibilities include identifying new development opportunities and managing the development, risk management, and value creation process from due diligence to disposition. His big picture thinking coupled with his attention to detail proves to be the perfect combination to bring a vision to reality. Cadranel's expertise includes 23 years of experience in finance, development, leasing, acquisitions and dispositions. Prior to its merger with Ben Carter Properties in 1993, Cadranel served as Senior Vice President and Portfolio Manager for New Market Management where he was responsible for the oversight and value enhancement of a $400 million retail portfolio. Cadranel was also Senior Vice President and Development Partner with New Market Management's predecessor company, New Market Development. |

Frasier M. Smith, SCSM/SCMD Frasier Smith serves as Partner and Chief Operating Officer and oversees all property management and operations of the company. Smith is also responsible for the asset management of a portion of the retail portfolio. Prior to joining Ben Carter Properties/CNM Associates in 1993, Smith was Vice President, Retail Management for Carter & Associates for 20 years and was responsible for the management and operations of a 6 million square foot retail portfolio. Throughout his real estate career, Smith has managed portfolios for some of the industry's top owners and investors. |

Louis Grabowski Louis Grabowski serves as Partner, Chief Financial Officer and Executive Vice President and implements financial management strategies that improve the bottom line and positions the company in a financially sound situation with every investment. In addition to his role as CFO, Grabowski assists in the asset management and development of properties. Before joining Ben Carter Properties, Grabowski was President of Courtland Properties where he participated in the development of nearly 1 million square feet of commercial real estate. Over the course of his 20 year career, he has managed a portfolio for numerous individual investors and institutions. |

James V. Woodcox As Partner and Executive Vice President, Jim Woodcox is responsible for overseeing the planning, budgeting, design, environments, and construction of all projects. His creative design and development approach has enabled the company to deliver some of the industry's most notable projects. Since joining Ben Carter Properties in 1993, he has been involved in the development of more than 5 million square feet of retail and office properties and has assisted third party owners in the redevelopment of an additional 2 million square feet. Throughout Woodcox's 28 year career, he has been involved in numerous large scale commercial projects through his tenures with TVS&A Architects, Vantage Properties and his own architectural office, Arris Design. |

Sharon Altenbach Sharon Altenbach is Partner and Executive Vice President and is responsible for office-leasing activities in the metro-Atlanta region. She also provides tenant representation services to corporate and not-for-profit clients. Altenbach's extensive market knowledge has earned her the reputation as one of Atlanta's top brokers year after year. Since 1978, Altenbach has represented a multitude of owners, landlords and tenants in the sale, purchase and lease of commercial real estate and negotiated over $750 million in office lease transactions and $300 million in sales. She specializes in the banking industry and has handled in excess of 100 transactions in bank branch site selection, office leasing and asset disposition, valued at more than $85 million. Prior to joining Ben Carter Properties, Altenbach was Vice President at The Landmarks Group and Richard Bowers & Company. |

R. Stephens Tart, Jr., SCSM As Partner and Executive Vice President, Steve Tart directs all retail leasing activities for the company. He also pursues new retail development opportunities, secures third party contracts and executes disposition assignments. Additionally, he serves as Broker in Charge for Georgia, North Carolina, South Carolina and Tennessee. Tart's relationships with retailers, brokers and investment owners complement Ben Carter Properties' reputation as a regional leader among development, asset management, leasing and management firms. Prior to joining Ben Carter Properties in 2000, Tart was Vice President/Senior Asset Manager for Cornerstone Real Estate Advisers, Inc., a wholly owned subsidiary of Massachusetts Mutual Life Insurance Company, where he was responsible for an investment portfolio of over 1.3 million square feet with $110 million market value. |

Candice Flig Candice Flig is Partner and Executive Vice President and is responsible for all office-leasing activities in the metro-Atlanta region and offers tenant representation services to both corporate and not-for-profit clients. Flig's 28 year tenure in the commercial real estate industry has made her a top producer in both office leasing and tenant representation. Her expertise and industry knowledge has earned her the respect and acknowledgement of her peers. Flig has negotiated over $600 million in office lease transaction for innumerable landlords and tenants. Additionally, she has negotiated over $500 million in the disposition of some of Atlanta's most prominent real estate developments. Before joining Ben Carter Properties, she was Vice President of Richard Bowers and Company and operated her own firm, Segan Flig Real Estate. |

Enrique R. “Quito” Anderson As Executive Vice President, Quito Anderson's responsibilities include identifying new development opportunities, as well as managing the development, risk management and legal processes for the company, from due diligence to disposition. He has been involved in acquisition, development, leasing and sales for numerous projects, including the Mall of Georgia, St. Johns Town Center, Columbus Park Crossing and The Streets of Buckhead. Prior to joining Ben Carter Properties, he served as senior associate in the real estate practice group of Sutherland, Asbill & Brennan LLP, where his practice focused on retail, residential and multiuse developments. Anderson received his J.D. and M.F.R.C. degrees from the University of Florida and is a member of the State Bar of Georgia, the American Bar Association and the International Council of Shopping Centers. |

Mariah Klein Mariah Stone Klein serves as the senior leasing team member responsible for third-party, mini-anchor and small shop leasing. In addition, Klein assists in generating and servicing the company's new development projects. Prior to joining Ben Carter Properties, Klein served as Leasing Representative for CNM Associates, where she managed a portfolio of more than 1.5 million square feet of retail space. Klein's expertise in research, analysis, qualification and client relationships helped complete over 100,000 square feet of renewals and new leases for CNM. Klein has additionally held construction, development, leasing and administrative management positions with Ahold Real Estate Company, Marriott Vacation Club International and Danka Business Systems. |

David L. Bennett As Senior Vice President of Hotel Development, David Bennett is responsible for hotel development and asset management for Ben Carter Properties. He brings to this position extensive background and experience in both hotel development and operations. Having joined the Ben Carter Properties team in 2007, Bennett previously spent seven years in New York with Starwood Hotels & Resorts Worldwide. At Starwood, Bennett held multiple positions in hotel development, asset management, and operations where he closed over thirty transactions for the Westin, W, Sheraton, Four Points by Sheraton, and Le Meridien brands. Prior to joining Starwood, Bennett worked in resort development for Marriott Vacation Club International in Orlando, FL. He began his hospitality career in operations working for AmFac Parks and Resorts in Yellowstone and The Grand Canyon. Bennett earned a Master of Management in Hospitality from Cornell University in 1999. |

Jennifer Lugar Jennifer Lugar serves as Vice President of Leasing and is responsible for the leasing and marketing of all new developments. Her solid relationships with retailers and brokers throughout the United States streamline the leasing process for new developments. Lugar assisted in the lease-up of Mall of Georgia, the 6th largest mall in the country which opened in 1999, as well as St. Johns Town Center in Jacksonville, FL which opened 100% leased in March 2005, and expanded to feature an additional 40 boutiques in 2007. She is currently working on the lease-up of the recently announced The Streets of Buckhead, a luxury, mixed-use, street-front project in the heart of Atlanta's affluent Buckhead area. Prior to joining Ben Carter Properties in 1996, Lugar worked with Richard Bowers & Co., a top rated commercial real estate firm based in Atlanta. |

Kimberly Brockman Kimberly Brockman is Vice President of Leasing for the Florida region and is responsible for the leasing, renewal, expansion and tenant build-out activity of a 1 million square foot portfolio. Brockman has established an outstanding reputation in the Florida real estate community by consistently understanding the owner's needs and improving the performance of the property through her leasing activities. Since Brockman joined Ben Carter Properties in 1993, she has worked in all areas of Florida and has executed effective leasing assignments on behalf of the industry's most prestigious owners and investors. With a portfolio that has included both top retail shopping centers to discount type centers, Brockman has also established relationships with national tenants including Publix, TJ Maxx, Jo-Ann, Stein Mart, Dollar General, CitiTrends and Save-A-Lot. Brockman's previous experience includes over 5 years with the nation's largest direct mail company, ADVO and several years with divisions of ABC Television. Brockman attended the College of DuPage in Chicago and has actively assisted various non-profit organizations through the years. |

Jill Goldberg- O'Malley
As Vice President of Office Leasing, Jill Goldberg is responsible for leasing activities throughout the Atlanta region. Her 10 year tenure in the real estate business has made her a top producer in representing landlords and tenants, as well as purchasers and sellers in the Atlanta and Florida markets. Goldberg has represented approximately 1.7 million square feet for landlords ranging from national investment funds to local Atlanta investors. Goldberg is also experienced in all areas of investments and 1031 exchange transactions. Prior to joining Ben Carter Properties, Goldberg was an Associate at Richard Bowers & Co. and Massell Commercial Real Estate. |

Benjamin M. Carter, Jr. Benjamin Carter, Jr. is Vice President and a key member of the development team. He also handles the marketing and sale of peripheral land at existing and future projects including but not limited to outparcels, hotel, and multi-family tracts. Carter identifies the appropriate use for each master-planned site and seeks the proper retailers to fulfill market demand. Aside from land sales responsibilities Carter also works on the land acquisitions for future and present developments including the land assemblage for the The Streets of Buckhead, Atlanta, Ga. Carter has worked on the sale or lease of parcels at Columbus Park Crossing South, St Johns Town Center, The Mall of Georgia, and is currently involved in the marketing of over 30+ outparcels in various future developments. Carter joined the company in 2005 and is a graduate of the College of Charleston where he earned a bachelors degree in business administration. |

Palmer Carter Palmer Carter is Vice President of Leasing and is currently responsible for the leasing of new developments, including The Streets of Buckhead in Atlanta, GA, and St. John's Town Center, The Markets at Town Center and The Esplanade in Jacksonville, FL. Since joining the company in 2004, her responsibilities have also included specialty merchant leasing. Carter also assisted in leasing Columbus Park Crossing South, a new 450,000 square foot community center in Columbus, GA, and recently completed the lease-up of St. John's Town Center North, a 100,000 square foot neighborhood center in Jacksonville, which opened in July 2006. She is currently actively engaged in leasing The Streets of Buckhead, the company's new high-profile, luxury mixed-use streetscape project in the heart of Atlanta's affluent Buckhead neighborhood. Carter is a founding member of the ICSC's Jacksonville, FL chapter, and currently serves as Chairman of Jacksonville's ICSC Next Generation Committee. She is also on the ICSC North Florida Idea Exchange Planning Committee. |

Scott Higley Scott Higley is responsible for the creation of marketing and public relations strategies and programs for Ben Carter Properties' The Streets of Buckhead development, as well as marketing duties associated with other Ben Carter Properties LLC real estate holdings. Prior to joining Ben Carter Properties in 2007, his marketing leadership has guided some of the largest and most influential retail and mixed-used developments in the country, among them the Mall of Georgia and Lenox Square for Simon Property Group. More recently, he served as the Director of Marketing at Atlantic Station for Jones Lang LaSalle. |

Richard Foreman As Vice President of Design and Construction, Richard Foreman is responsible for the implementation of the planning, entitling, design and construction, as well as the management of the processes and assets associated with the successful completion of various projects. He brings to Ben Carter Properties over twenty years of construction and development experience in retail, office and mixed-use properties; his retail experience is in excess of 2.5 million square feet, including projects such as Mall of Georgia Crossing, Conyers Crossroads, Columbus Park Crossing and St. Johns Town Center, as well as other lifestyle and community centers. Prior to joining Ben Carter Properties in 2007, he acquired significant construction experience at several firms, including Hardin Construction and Sembler. |

David L. Mack David L. Mack is Vice President of Design and Construction at Ben Carter Properties. Mack's responsibilities include Design, Construction Management, and Process and Procedural Development; he is primarily assigned to oversee The Streets of Buckhead project. He joined Ben Carter Properties in 2007. In the course of his impressive career, Mack has provided oversight in the design and construction of five new regional shopping malls, two major mall expansion and overbuild projects, eleven mall renovations and/or expansions, four community centers and a mixed-use office tower project, for such companies as Gordon Group Holdings, Kravco Company, and Corporate Property Investors. He has been awarded dual degrees (Construction Management/Architectural Technology) from Purdue University. |

Ryan Hughes Ryan Hughes is the Director of Design and Construction and is responsible for overseeing planning, design and construction of projects for Ben Carter Properties. He utilizes his attention to detail and strong relationship skills with architects and contractors to ensure projects are coordinated and completed with quality in a timely manner. Ryan manages development for new tenants as well as renovations for existing tenants in various of the company's retail centers. Since joining the Ben Carter team in February of 2007, Ryan has been involved in the development of several hundred thousand square feet of property. Prior to joining the Ben Carter team, Ryan work as a Development Manager at Collins Goodman Development Co., Inc where he managed 200,000 square feet of retail development. |
